Typically a landlord needs to provide a tenant a notice to cure - a warning - whenever a tenant violates a covenant in a lease before the landlord can begin a eviction proceeding in NYC. However, there is new case law that a landlord does not have to provide one to a tenant who rents an apartment short-term (i.e. AirBNB).
